The boldest districts in the pipeline, revisited. Each was presented as an integrated ecosystem: circular building, new energy, hidden logistics, living-lab data. Read now rather than at the launch, they separate into the ones where residents have moved in, the ones still pouring concrete, and the one that has already been cut back.

  1. 1 🚲 Toyota Woven City 🇯🇵 Susono · 2021 · Official The demonstration phase opened in September 2025 and the first residents — Toyota employees and their families — have moved in. Furthest along, and the most tightly controlled.
  2. 2 ⚡ HARUMI FLAG Hydrogen Infrastructure 🇯🇵 Tokyo · 2024 · Official On the Tokyo 2020 Olympic village: an underground pipeline feeding pure-hydrogen fuel cells in each residential block. Built, occupied, and Japan's first at this scale.
  3. 3 🚲 U-Space Berlin Last-Mile Lab 🇩🇪 Berlin · 2025 · Official A three-year real-world lab for drone delivery of medical samples and food. The narrowest promise on the list, and the one most likely to be kept.
  4. 4 🚲 Tencent Net City 🇨🇳 Shenzhen · 2021 · Media A car-free district roughly the size of Midtown Manhattan, built on reclaimed land by a single company for its own staff. Under construction, on schedule for nobody else.
  5. 5 🌱 Brainport Smart District 🇳🇱 Helmond · 2022 · Scaled back · Official The correction. 1,500 homes that were to share energy, water and data on a flexible grid — recorded as scaled back, with the sharing the first thing to go.

What this route shows

The pattern is not that ambitious districts fail. It is that the integrated part is what goes first: the energy block, the shared grid, the data layer — while the housing gets built anyway, at ordinary specification.
